When adding more is the wrong answer
Most attics just need more insulation. Some need the old material out first. Insulation soaked by a roof leak, spotted with mold, or full of rodent droppings and nesting should not be buried under a new layer. Covering it traps the problem, the smell and the moisture.
In the Valley we see a few common causes. Roof leaks after heavy rain or a tropical storm, especially near the coast in Cameron County. Rats and other pests that move into a warm attic. And old insulation that has simply packed down to a thin, dusty mat over the years.

Remove it or top it up?
We check the existing insulation before recommending anything. Here is how we usually decide.

When removal is worth doing
After a roof leak or storm
Once the roof is repaired, soaked insulation should come out so the attic can dry. See hurricane season and your insulation.
After pests
Droppings and nesting carry odor and contamination. Removal gives you a clean start.
Before spray foam
When the roof deck is being foamed, old floor insulation is often removed at the same time.
Between tenants or before a sale
An empty house is the easiest time to clear out an attic and put in new insulation.
When to skip it: if your insulation is dry and clean and only needs more depth, removal adds cost without much benefit. A blown in top up is the better buy, and we will say so.

What removal and replacement costs
The price depends on how much material is in the attic, what kind it is, how contaminated it is, how far the hose has to run, and how easy the attic is to move around in. The new insulation is priced on the area and the R-value you choose, plus a radiant barrier if you add one.
